How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified review2nd stay at hotel, first was in 2016 Location is excellent, in the heart of ocean drive Huge room with lots of space for luggage and a safe Great size bed and extremely comfortable linens Availability of beach chairs saves a huge amount of money, rental is $68 for 2. We bought an umbrella from the shop and had chairs daily from the hotel. Beach towels also a bonus. Fresh water bottles provided daily and on request from reception Good size bathroom with double sink and good lighting Ironing facilities in the room at all times Small convenience store around the next corner - it’s at basement level so hard to see but would have been good to have been given this info at check in for buying supplies. Water at the restaurant inside the hotel lobby was $11. Staff were friendly and check out was very polite
Check in was inadequate - needed information on facilities, how to get to the pool and breakfast arrangements. You need to collect a voucher each morning Breakfast is provided via a voucher at a local cafe - the menu is fairly limited but okay. Cafe is 5-7 mins walk and on from 8-10am The bathroom and some fittings need upgraded, lots of rust in the bathroom with the shower floor needing repaired. Cleaners also need to pay attention to low supplies of toiletries, shower gel wasn’t topped up all week for example The club next door is unnecessarily noisy at quiet times, ear plugs are essential however aware of that from other reviews. Expect noise until 2am most nights

stayed at the Breakwater South Beach for the Labor Day weekend.. we arrived 08/29 and left 08/31. Firstly, we had to go through 2 bars and an ice cream shop to get to our suite.. once we arrived to our room on the 4th floor, it had a strong mildew smell. I checked for visible mold, didn't see any so I just thought it was an old hotel. It was a pull out couch with no bedding for the couch. The following day, there was a thunderstorm and rain starting coming into the suite from the ceiling. That was the mildew smell, this was an existing leak . I attempted to pick up the room phone and that was inoperable, so I then called the number on the paper they gave at check in and called the number and the lady on the other end stated I had the wrong number, this was the number for hotel Victor... I then went online and got the correct number and called.. the reservationist and I explained to her what was going on, she stated she was going to call maintenance and they would be right up.. I also told her the phone wasn't working and the number on the paper was wrong.. The maintenance guy never came when she said so I went downstairs and spoke with her personally. Once I got back to the room , the maintenance guy was at the door, he came in and looked at the leak and stated he was going to look on the roof and he would come back in 10 minutes, 10 minutes came and left and he never came back...it is in a prime location but Breakwater Hotel needs a revamp and customer service training.. please do your research before staying here.

Verified reviewThe Location of the Hotel was superb! We were visiting for our 26th anniversary. Once you walked outside of the hotel the beach was directly across the street and there were many options for dining and shopping. We did have dinner a t Versace on our anniversary, as well as Mangos which was a blast (although you have to make reservation at both locations). We also ate at Pelicans Cafe.
We had received a message that the hotel based on availability may accommodate us to an upgraded room, but unfortunately they were unable to. they said that they were booked. The room at Breakwater was clean, the bathroom had been updated but the view was a city view and I had hope for a view of Ocean Drive , but was told that those view are only for the penthouse rooms. We completely understood but it would have been nice if the Hotel could have done something special for us throughout our 5/4nt stay. A breakfast voucher, complimentary drink something.... it just would have been nice. Also during our stay the Ice machines on both the 2nd and 3rd floor were not working. The phone in our room did not work, as well as the light on the night stand. These were minor issues that were address during our checkout.

Sandwich between 2 night clubs. Music very loud and the bass vibrates the room until 2-3am. If you’re a light sleeper or want a quiet place this isn’t the hotel for you.

Verified reviewThis was an interesting stay, when we got there all you see first is this amazing restaurant before you see the hotel check-in. We were greeted happily and were able to leave our luggage while we waited for a room to be ready. We got there super early off the cruise ship, luckily the staff was awesome and managed to get our room ready before 4 pm. The room was decent-sized and had plenty of room to unwind and relax. The bed was super comfy and huge so my crazy sleeper had enough room to spread out, and I still be comfortable. Our balcony overlooked the restaurant below, and had a small view of the ocean from it. The food from the restaurant was delicious and to us seemed authentic since we had a Cuban sandwich, which had all the works. We were able to freely grab beach chairs and towels to walk, literally not even 5 minutes to the beach across the street. They also had bicycles available for us to use along the beach or the streets around the area. Everything was within walking distance from the hotel, which was nice to just walk around and see South Beach Miami.
There were only a few things we really didn't like, one was the elevator we used to get up to our room was so incredibly slow it felt like days waiting to just get on or up to the 4th floor where our room was. In the room, we were met with one big dead cockroach lying next to our bed right before you stepped out onto the balcony. Had to kick him under the bed to stop myself from stepping on him all night long. The coffee maker in our room was nice but didnt have any coffee pods or anything else besides the coffee maker and cups. The shower wasn't at all what we expected, we went to use it after walking around Miami in the afternoon and noticed that the shower handle was practically falling off the wall before we even touched it, once we got it on and figured out which one was the rain head and which was the other, the temperature wouldn't get any warmer even though we had it turned up all the way. I can't complain too much about the noise since we understood that we were quite literally next to a night bar/club, but it was there and lasted until 3:30 in the morning. So if you are looking for quiet then this one isn't for you, we didn't mind too much the noise just the random ladies who screamed.

The property staff were rude when I inquired amount payment. They charged me TRIPLE the amount of the Penthouse Suite and then when I asked about it I was hung up on, and finally told me to dispute with my bank because they couldn’t help me because I was too upset. They also don’t speak much English which is another barrier. The hotel could’ve been cleaner. I got locked out of my hotel room. They had to have a maintenance man come in and let me in but the door was still not fixed so I had to stay in my room the entire night until check out, if not I would’ve been locked out again. The maintenance man really didn’t speak much English so he couldn’t really tell me what was going on. When I check out of that room into the penthouse suite I couldn’t get the door open to the private pool the maintenance came and showed how to open the door which was to use my elbow and push hard. The penthouse was pretty but this hotel is in terrible condition, needs a lot of repairs and are not friendly when inquiring about payments. I would never stay here again. I do not recommend.
